With a background in real estate and operations in both the Southern Georgian Bay and Toronto markets, we understand that a home’s long-term value is shaped by consistent, thoughtful oversight. Bay & Hill brings structure to the day-to-day management of a property, from regular inspections and coordination of maintenance to ensuring the home remains secure and aligned with insurance requirements.
We work with a limited number of homes by design, allowing for a high level of attention and responsiveness. For our clients, the result is simple: confidence that their property is properly managed, and that everything is in order whenever they arrive.

Tier 1 - The Foundation - Insurance & Security Tier
Designed for the seasonal or travelling homeowner who requires professional verification and insurance compliance during periods of vacancy.
Insurance-Compliant Inspections: Regularly scheduled interior and exterior site visits to satisfy "vacant home" policy requirements.
Environmental Monitoring: Tracking temperature, humidity, and utility systems to prevent flood, mold, or freeze damage.
Post-Weather Assessments: Priority inspections following high-wind, heavy snow, or storm events in Southern Georgian Bay.
Digital Status Reports: Concise, photo-supported updates sent directly to you after every visit for total peace of mind.
On-Demand Access: Tier 1 clients have access to our Project & Concierge services at our standard hourly rate. Includes a baseline allowance for administrative coordination.

Tier 2 - The Comprehensive Stewardship Tier
Full-spectrum management for homeowners who value their time. We handle the logistical heavy lifting so the home is always ready.
Includes all services in Tier 1 Essential Oversight.
Trade & Vendor Coordination: Acting as your local lead—vetting, scheduling, and communicating with landscapers, pool techs, and cleaners.
Maintenance Oversight: Ensuring routine services are executed to an exacting standard; verifying work before invoices are approved.
Arrival & Departure Prep: Key-holding services including climate adjustment, lighting, and "home-prep" so your stay begins the moment you walk in.
Includes an expanded monthly management allowance for dedicated project and trade coordination.
Preferred Project Rate: Tier 2 clients receive priority scheduling and a preferred hourly rate for additional on-site Project & Concierge services.
